Delaware.
Delaware is the county seat of Delaware County, just north of Columbus. The city has a well-preserved historic downtown along Sandusky and William streets, with locally owned shops and restaurants. Ohio Wesleyan University, chartered in 1842, sits in the heart of town and shapes much of the local character. The area mixes older historic neighborhoods near downtown with newer subdivisions farther out.

Selling in Delaware
Delaware has its own rules.
Generic Columbus-agent treatment misses what is specific to Delaware: the comp adjustments that matter on these blocks, the school-calendar timing, and the buyer pool that actually shops here. Three things every Delaware seller should know before talking to any agent:
- 1
Homes within walking distance of the historic downtown and Ohio Wesleyan tend to draw steady interest from buyers who want a walkable, college-town setting.
- 2
Buyers moving up from Columbus often compare Delaware listings on commute time along Route 23 and I-71, so noting access in your listing helps.
- 3
Older homes near the center of town carry historic character that appeals to many buyers, but it helps to be clear about updates to systems like roofing, wiring, and HVAC.
